How Interest Accrues on Unpaid Debt
When a mortgage payment is missed or property taxes go unpaid, interest begins accruing on the outstanding balance. For mortgages, most lenders compound interest monthly on the remaining principal. Over time, this can significantly increase the total payoff amount. Late fees, attorney costs, and escrow shortages are often added on top.
Example: A $150,000 mortgage balance at 8% annual interest left unpaid for 24 months would grow to approximately $176,100. That additional $26,100 in interest reduces the surplus funds available to the former owner.
Why the Payoff Amount Matters for Surplus Funds
The surplus from a property sale is calculated by subtracting the total amount owed (including all accrued interest and fees) from the auction sale price. The higher the payoff amount, the lower the surplus. Many former property owners are surprised to learn how much interest has accumulated on their unpaid debt.
However, even with significant interest accrual, surplus funds often remain. Properties at auction frequently sell for well above what was owed, especially in markets with rising property values.
